Proposed UDO Amendment: “Of-Road Historic Village Commercial Overlay District” including a rezoning request of 25+ acres at Ocean Pearl and Albatross Lanes (MP17) in Swan Beach.
The above item is scheduled to appear on the November 17, 2008 Currituck County Board of Commissioners’ Meeting.
Historic Background:
In May, 2005, a proposal by Gerald Friedman to create a commercial overlay district in Swan Beach was proposed and removed from the BOC agenda. In Currituck County, unlike many other counties, there is no time limit for an item removed from the agenda (old business), to be declared expired or ”dead”. Consequently, the May, 2005 proposal can and has been reintroduced, in the form of a UDO text amendment and rezoning request.
The 2005 request included in its proposal construction of a Hotel, Post Office, Convenience store, Fire Station, Real Estate office, and of course, required parking, septic, and a stormwater runoff basin for these businesses.
Because the current UDO prohibits commercial zoning in the RO2 district (4wd), the current proposal is an amendment to the UDO, to allow for commercial zoning.
Hearing notices are required sent to all adjoining property owners.
Zoning request signs will be posted.
